The Stone Mountain industrial submarket — which includes Tucker Summit CID — continues to show strong fundamentals for both tenants and investors. Its strategic location offers direct access to Atlanta’s core population centers, supported by robust infrastructure, including two CSX rail lines, I-285 and the Stone Mountain Freeway.
Low Vacancy, Steady Rents
Vacancy in the submarket is holding at just 5.7%, significantly below the metro Atlanta average of 8.2%. This low vacancy rate reflects steady demand for infill industrial space and a limited pipeline of new development. Most available inventory is older — with a median building age nearing 40 years — and aside from Amazon’s 2.8 million-square-foot build-to-suit facility delivered in 2020, no new industrial groundbreakings have occurred since 2021. Rents have remained stable at around $10.30 per square foot, with annual rent growth at 3.8%, just shy of the broader market’s 4.0% pace.
Limited Land, Strong Investment
One challenge facing the area is the lack of large, developable land parcels, which limits the volume of large-scale speculative construction — a contrast to what’s happening on Atlanta’s south side. However, investment activity in Stone Mountain remains robust. In the past 12 months alone, the submarket saw $186 million in industrial transactions, outperforming the 10-year average of $146 million. A standout deal from December 2024 was the $37 million sale of Lavista Business Park — a 216,500 SF portfolio of four 1970s-era buildings — to CIP Real Estate Property Services. Notably, the seller had acquired the park just two years earlier for $30 million. Outside of headline deals, most recent transactions involve smaller, older assets priced under $10 million.

What a difference a month makes! Construction is now complete at the intersection of Rock Mountain Boulevard and Lewis Road — a critical industrial corridor within Tucker Summit CID. This project, funded in partnership with the City of Tucker, focused on improving safety, access and traffic flow for the many businesses that rely on this busy route.
The improvements included removing a concrete island, upgrading stormwater infrastructure, and reconstructing the intersection to allow for better truck movement. A new turn lane and fresh striping have been added to enhance mobility and reduce congestion. MUSA Kitchen Hub serves as a one-stop shop for kitchen design and renovation, offering laminate countertops, cabinetry, sinks, hardware and faucets. Whether you’re a contractor, multifamily developer or homeowner, the space is designed to provide inspiration and hands-on support, from layout planning to product selection and installation coordination.
The name MUSA, meaning “inspiration” or “muse” in Italian, reflects the company’s commitment to creativity and customer service. “Opening in Tucker Summit CID made perfect sense,” said general manager Nicole Schwartz. “It places us in closer proximity to our North Georgia customers and directly supports the booming Atlanta-area housing and multifamily market.”

The Council for Quality Growth and the DeKalb County Chamber of Commerce hosted more than 800 attendees for the 2025 State of DeKalb County Address on Thursday, May 8. Lorraine Cochran-Johnson delivered her inaugural address as DeKalb County’s new CEO and unveiled the theme, “Mission: Possible — DeKalb Reimagined.”
The CEO touched on the need to improve the procurement process with equity and efficiency, the investment to improve the County’s water and sewer infrastructure and highlighted the county’s natural resources and green spaces. Other county officials and event sponsors also delivered presentations with updates to the attending business community.
“DeKalb County is in a very strong position to thrive and grow, thanks to CEO Cochran-Johnson,” said Emory Morsberger, TSCID president. “She put in many hours as our district’s commissioner laying the groundwork to sort out the water and sewer issue. I know she will do an incredible job and look forward to working with her to grow our district.”
