Happy 10-Year Anniversary to Our CID
| |
2021 marks our 10-year anniversary as a CID. When the district was created in 2011, Tucker was not yet a city and we were known as Stone Mountain CID. Now, the entire district falls within the City of Tucker and we successfully rebranded as Tucker Summit CID in 2018.
We have seen exponential growth and success thanks to our incredible members and business owners! Our partnerships with the City of Tucker, DeKalb County and Georgia Department of Transportation (GDOT) also contribute to the work we are able to accomplish on behalf of our CID and the property owners we represent.
Here’s to another successful 10 years and many more!

Commercial Property Update from Stephen Bridges

| At the November 17 TSCID Owners Meeting, JLL Executive Managing Director and TSCID Secretary Stephen Bridges gave a positive commercial property update for the district. According to Costar, the vacancy rate for the Stone Mountain/Tucker submarket decreased from 4.1% in mid-August to 3.6% in mid-November of 2021, while the average rent increased from $66/SF to $76/SF for the same time period.

Member Spotlight: Briggs & Stratton

New TSCID member, Briggs & Stratton, opened its 78,000-square foot facility at 5356 E Ponce de Leon Avenue last spring to meet the increased demand for its Vanguard commercial battery system. The company launched its 48-volt Vanguard commercial battery system the previous October and has continued to see the market grow.
Recently, Briggs & Stratton participated in the Tucker “Back to Work” Fall Job Fair to interview candidates to fill positions resulting from their growth. The good news is they interviewed and hired two new team members! However, there are still positions open for electronics technicians. | The Tucker Summit CID and the City of Tucker recently kicked off formal planning and engineering for the Mountain Industrial Boulevard at US 78 Interchange Improvement project. The project will improve the safety and operation of the interchange, the on- and off-ramps and both Mountain Industrial Boulevard approaches to the interchange. The CID, City and State are planning to spend approximately $6 million on the improvements, with a majority coming from Federal funding that has been programmed by GDOT.
The project team has met with GDOT to develop a preliminary project schedule, begin project concept development and kick-off the review and analysis of the corridor’s traffic and accident information now underway. The team is planning to begin the ground survey and utilities investigation in early 2022 for the project’s footprint.
Currently, the project schedule includes completion of the concept by fall of next year, which will define the full scope of the improvements to be made. Engineering plan development will begin before the end of 2022, while project engineering and construction plan development, project environmental permitting and land acquisition that may be needed are all to be completed in 2023 and 2024 with construction planned to start in 2025.

| Larry Kaiser, President of Collaborative Infrastructure Services, Inc. and TSCID infrastructure engineer, also gave a presentation on the district’s past, present and future projects at the recent TSCID owners’ meeting last month. A number of CID accomplishments in the past 10 years include replacing more than 200 damaged street signs, intersection turn radii improvements, Mountain Industrial Boulevard bridge lighting and more.
Long-term projects projected through 2024 include intersection improvements at Hugh Howell Road and Mountain Industrial Boulevard, ramp improvements at Highway 78 and Mountain Industrial Boulevard and more.
