| Remembering Tucker City Councilman Bill Rosenfeld

The City of Tucker suffered a great loss at the end of January with the sudden passing of Councilman Bill Rosenfeld. Bill, a founding member of Tucker’s City Council and owner of Rosenfeld Jewelry, was a pillar of the community who championed local businesses and development.
Our thoughts go out to Bill’s family and friends. Thank you for your service Bill. Read the statement from the City of Tucker here.

| January Owners’ Meeting Recap

The 2021 first quarter TSCID owners’ meeting was held last month via Zoom, and DeKalb County District 1 Commissioner Robert Patrick and District 41 Senator Kim Jackson participated. Commissioner Patrick emphasized that he will be working diligently to help resolve DeKalb County’s water and sewage issues, while Senator Jackson reiterated her commitment to helping small businesses thrive.
Larry Kaiser, TSCID’s infrastructure engineer, and Todd Long from Atlas Technical Consultants provided updates on road construction and upcoming SPLOST projects ( listed below). JLL’s Stephen Bridges gave a property update, including the Lindner purchase of the 40,600 SF building at 4661 Hammermill Road for $2.2 million.

According to JLL’s Stephen Bridges, the leasing demand in Q4 last year was 7.8 million square feet in the Atlanta market with the largest transaction being Amazon’s three-story, 2.8 million square foot building – the largest fulfillment center in Atlanta’s history. The vacancy rate in the CID is below where the rest of Atlanta falls and may be a factor that drives rent growth and property values.
The annual absorption surpasses the previous four years combined, reaching a record high for I-20 East.

The submarket had a relatively active year aside from this development. With 2.1 million square feet of deals signed last year, leasing activity is up from the past few years’ average. Home Depot is working on a 615,000 square foot build-to-suit in the Snapfinger micro market and plans to occupy the distribution center upon completion in 2021.

Construction improvements and upgrades continue at the intersections of Mountain Industrial Boulevard (MIB) at Hugh Howell Road with additional turn lanes; Highway 78 at MIB with the relocation of the exit ramps; operational improvements on MIB from Greer Circle to Elmdale Drive; SPLOST road resurfacing on North Royal Atlanta Drive from MIB to Lawrenceville Highway and Litton Drive from Lewis Road to East Ponce de Leon Avenue; and a new raised landscaped median on MIB up to the Gwinnett County Line.

Flintstone Drive Update
The City of Tucker approved a contract with E.R. Snell to add turn lanes and a traffic signal at the Flintstone Drive at Hugh Howell Road intersection. The driveway will provide access to the Crespac property, the Smokerise Elementary School and interparcel access to the future Publix at the new Hugh Howell Marketplace development.
Thank you to GDOT, DeKalb County, the City of Tucker and TSCID which contributed to this $1 million intersection improvement. Construction is scheduled to be complete before school begins this fall.

| The Return of Georgia’s Film Industry Will Lift the State’s Economy During COVID-19 – by Emory Morsberger

It’s not news that the economic impact of the COVID-19 pandemic has been felt by everyone in Georgia, the country and the world. Businesses, jobs and mental health have all taken a tremendous hit during this time of crisis and uncertainty.
The film industry, in particular, has faced some unique obstacles. Here in Georgia, the film and entertainment industry has played a critical role in State’s economy, generating $9.5 billion in total economic impact in 2018. Before coronavirus, our state had the privilege of hosting a multitude of big production television shows and blockbuster movies in large part due to Georgia’s attractive tax incentives.

DeKalb County COVID-19 Vaccine Updates: Pandemic Relief Grants and Programs
Supply of the vaccine is both limited and in high demand as eligible groups in Phase 1A, including healthcare workers, first responders and more continue to make appointments.
According to this WSB-TV article, DeKalb County has two official COVID-19 vaccination sites located at 2994 Turner Hill Road in Stonecrest and BrandsMart at 5000 Motors Industrial Way in Doraville, with additional sites offering vaccination appointments at Briarcliff Pharmacy, Ethe Health, iResearch Atlanta, LLC, Latin American Medical Center, Yager Family Medicine, Mercy Care Chamblee and Whitefoord Family Medical Center.

County Grants
DeKalb County is offering programs to help with disruptions caused by COVID-19 by allocating a total of $1 million for one-time grants to eligible students to cover living expenses and utilities – up to $1,500. Information on qualifications and eligibility can be found in this Atlanta Business Chronicle article.
In addition, the County has $21 million in federal grant funds to help local renters avoid eviction. The new “tenant-landlord assistance coalition” will help distribute the funds to those most in need. Applications can be found here.

Commissioner Update
DeKalb County District 4 Commissioner, Steve Bradshaw, recently released his first term report for 2017-2020. During his first term, Commissioner Bradshaw has advocated for public safety pay raises, allocated funds toward security cameras and addressed more the 2,500 constituent issues.
